Sod Installation & Lawn Renovation in Overland Park

There is a point where feeding a lawn stops paying off. If more than about half the yard is weeds, bare clay or dead patches from a hot summer, renovation is cheaper over three years than another round of treatments — and it looks finished the day it is done.

For sod, we kill off and strip the existing turf, till and amend compacted clay, grade the surface so water moves away from the foundation, and lay fresh sod tight with staggered seams and rolled joints. Slopes get staked. We work primarily in tall fescue for shaded and mixed-sun Overland Park lots and zoysia for full-sun yards that want a dense, low-water summer lawn.

For lawns worth saving, the September renovation window is the best thing you can do for fescue in Kansas. We core-aerate to break through compaction and thatch, then overseed heavily with a quality turf-type tall fescue blend so the new seedlings establish through the cool fall and root deeply before the following summer. Starter fertilizer goes down with the seed.

Establishment is where most new lawns fail, so every installation comes with a written watering schedule: frequent and light for the first two weeks, then longer and less often to pull roots down. If you have irrigation, we set the controller for you; if you do not, we tell you exactly how long to run a hose sprinkler.

Renovation works best when whatever killed the old lawn is fixed at the same time — shade, drainage, grading or a failed sprinkler zone — and we handle all of those in-house.
